DESIGN DEVELOPMENT SERVICES
Meet with utility representatives to discuss design schedules and service requirements of the project.Identify points of feed and ability of existing natural gas, electric, telephone and cable television facilities to properly serve the project.
APPLICANT DESIGN SERVICES ( ELECTRIC DISTRIBUTION SYSTEM ):
- Prepare utility base map on AutoCad 2006 and initiate an electric distribution system conduit and cable design, utilizing specifications of SCE. Design to provide permanent service to the buildings.
- Submit design for utility approval and obtain final construction drawing.
- Design services include:
- Aesthetic placement of structures.
- Review by client and all team members.
- Correct rule application.
- Completion of design to project schedule.
- Design credit to developer from utility.
- Prepare telephone conduit design.
UTILITY COMPOSITE SERVICES:
- Prepare color utility composite and conflict exhibit per production phase depicting wet and dry utility locations to include: Joint and sole trench path, transformers, handholes, pedestals, street lights, meter pedestals, irrigation controllers, mailboxes, street crossings, landscape features, and all other facilities as requested by client prior to construction. Design to be overlaid on composite of all wet utilities, including building features, landscape and other architectural structures.
- Coordinate with client & team members to adjust dry utilities as necessary. This process will assist in reducing architectural, landscape, wet & dry utility improvement design conflicts.
- Submit composite to telephone, gas and cable television engineering staff to assist in their design preparation and structure location approvals. Acceptance of our design will reduce design conflicts and delays by utility staff.
- Specifications and drawings for conduit and substructures to be installed inside buildings are excluded.
REFUNDABLE DEPOSIT TRACKING:
Monitor refundable deposits from the utility companies to ensure timely and accurate refunds to client.
Return refunded deposits to client identifying correct project, phase, etc.
